Community Partnerships
Due to its reputation as a leader in New Urbanism and Smart Growth, Arcadia is frequently asked by cities to assist in formulating and pursuing municipal development objectives.
Arcadia appreciates the opportunity to work with public entities either through direct negotiation or the RFP process. Although Arcadia is not a consultancy, it will actively participate in community sponsored planning efforts connected to a specific project. Arcadia believes that community participation produces better-informed and proactive stakeholders, who serve as the political foundation of smart growth. Recent efforts include:
Carrollton, Texas
As a result of a national RFP process managed by Jones Lang Lasalle, Arcadia was selected as Master Developer of the Raiford Road Project, a mixed-use urban infill development on approximately 100 acres of city-owned land. Arcadia is participating in the formulation of a master redevelopment overlay, introduction of Context Directing Thoroughfares, master planning, Form Based Code, and development.
North Richland Hills, Texas
Arcadia serves as the master developer in the redevelopment of the Mangum Municipal Airport into a mixed-use multigenerational community called HomeTown. Arcadia has entered into an agreement with the city to generate the tax-base and build the infrastructure to serve $43 million worth of essential civic buildings including: Municipal Library, Regional Recreation Center, and Performing Arts/Conference Center. To date, over $30 million of these facilities have been completed or are currently under construction.
Partnerships with Non-Profit Entities
In many cases non-profit entities are leaders in local smart growth initiatives or are seeking to develop land holdings in a manner beneficial to their communities.
Arcadia has worked with charitable trusts, pension trusts, and churches in the planning, entitlement and development of land owned by these entities.
The Potter’s House Church:
The Potter’s House Church selected Arcadia after an extensive national search managed by Price Waterhouse to design, permit and develop a 300-acre mixed-use multigenerational neighborhood in southwest Dallas.
E-Systems Pension Trust:
Arcadia was engaged to re-program, entitle and develop several large strategic land holdings. These holdings included raw land and industrial gray fields.
Toews Farm:
Arcadia was selected to plan and develop a Traditional Neighborhood on the 100-year-old family-owned Toews Farm in Carrollton, Texas. The successful conclusion of this transaction resulted in millions of dollars being distributed to local charities, a life estate for the last generation of the family, and a landmark traditional neighborhood for the community.
